Rental Criteria & Application Requirements
We are committed to providing fair and consistent screening standards for all applicants. Please review the following rental criteria before submitting your application.
Income Requirements

Applicant(s) must provide net monthly income equal to at least 3 times the monthly rent.

All income must be verifiable through current pay stubs, recent bank statements, or official documents such as Social Security award letters.

Self-employed applicants must provide tax returns or 3 months of bank statements showing consistent deposits.
Credit Requirements

A minimum credit score of 525 is required for application approval.

Credit history will be reviewed to assess financial responsibility. Items that may result in denial include:

Open bankruptcies

Unpaid housing-related debts
-
Recent foreclosures or repossessions

If you've filed for bankruptcy in the past, you must submit documentation listing the creditors included in your filing.
Rental History

No evictions within the last 3 years will be accepted.

Applicants currently renting must provide:

Proof of on-time rent payments (e.g., ledger, bank statements)

Contact information for your current landlord or property management company
-
A letter of good standing, if available

Utility Verification

Applicants must be able to have utilities (such as electricity and water) placed in their name.

A copy of your most recent utility bill is required to verify your ability to maintain essential services.
Background Requirements

No felony convictions of any kind.

A criminal background check will be performed during the screening process.

Applications with serious criminal offenses will be denied in accordance with federal, state, and local Fair Housing laws.
Application Checklist
To be considered, each adult applicant (18 or older) must provide:

A completed rental application

A valid government-issued photo ID

Proof of income that meets or exceeds the rent-to-income requirement

A copy of a recent utility bill

If applicable, bankruptcy documentation

Payment of the non-refundable application fee (amount listed on application portal)
Screening Timeline & Next Steps

We process complete applications in the order they are received.

Typical processing time is 1–2 business days.

If approved, you will have 24 hours to sign the lease and submit the security deposit and first month’s rent.

Move-in must occur within 14 days of lease approval, unless otherwise agreed.
Pet Policy & Assistance Animals

Pets are subject to approval based on the property’s policy.

Breed restrictions may apply due to insurance limitations.

Service and assistance animals are welcome in compliance with applicable laws. Documentation from a qualified healthcare provider may be required.
